What affects timing: Access to the property, and safe conditions. If there is active flooding, suspected structural instability, gas odor or live electrical exposure, we address safety before inspection.

Plan & Design
Layout studies, material direction and drawings that make the build predictable.

What affects timing: Design decisions, drawing review cycles and engineering turnaround all affect the start date.

Scope & Coordinate
Written scope, sequencing, permits and the honest conversation about what drives cost and time.

What affects timing: Permit review times vary by jurisdiction. Insurance approvals, material availability and long-lead items are the most common schedule drivers.

Build & Restore
Controlled site, sequenced trades, and updates you don't have to chase.
- Site protection, containment and daily cleanup standards
- Trade sequencing with supervision on site

What affects timing: Weather, inspection scheduling, hidden conditions found during demolition and change requests can all shift dates.
